Home Watch is known by many names: house watch, house check, home concierge, caretaker, absentee home service, property watch, and so on. Regardless of the name, a Home Watch service performs scheduled inspections of unoccupied or vacant properties while the owner is away. A thorough visual inspection of a home or property, looking for obvious issues, could be the difference between damage and disaster.

These inspections include a basic check of plumbing, electrical, and HVAC systems, as well as the overall condition of the home and property. Home Watch inspectors look at the house or condominium with a trained eye, ensuring that everything is satisfactory. They look for leaks, pests, and mold, all of which can be present in homes left alone for even the shortest interval.

Should the inspector find an issue or potential problem, they will immediately notify the homeowner. From there, the homeowner will instruct the Home Watch service as to how they want to proceed. By removing junk mail and flyers and creating a presence in the home, Home Watch adds a level of security to the vacant home. Home Watch is the line of communication to the homeowner that provides peace of mind during their absence.

Level One

Basic

  • Bi-Weekly Service. We visit your home twice per month.

  • Verify that all doors and windows are properly secure to minimize chance of break-ins. 

  • Verify home security system are operational. (If installed)

  • Check for evidence of water leaks or damage and check for visual signs of mold and mildew.

  • Visual inspection for signs of insects and/or rodents.

  • Check that A/C is cooling and reset thermostat and humidistat settings, if needed.

  • Run faucets, sink disposals, and flush toilets.

  • Check that main water valve is turned off after each inspection (unless otherwise requested by client).

  • Check electric panel for tripped breakers and make sure electric water heater breaker is turned off.

  • Visual inspection throughout property including lanai and garage.

  • Walk exterior perimeter of single-family homes to check pool condition, screening, signs of vandalism, etc.

  • Homewatch Inspection Report completed during each Homewatch Inspection

  • IMMEDIATE report issues to customer
